Enjoy this retreat-like, tranquil, Magical and colorful space ( a backyard cottage) , with its private kitchenette and half bath, in the backyard of a large and colorful Victorian home, 2 blocks from Ashby BART, close to cafes, restaurants, bakeries and the celebrated Berkeley Bowl grocery!

This little "Hobbit" space is a cottage in the backyard of a century old Victorian Home, and both are an artistically colorful and inspiring refuge and place to find rejuvenation for your soul. The space is full of light with 2 skylights and 5 windows in the main room, and 2 windows in the bathroom and kitchenette area. The backyard is small but attractive with many fruit trees, ferns, and a rock garden and pond. There is a patio with chairs where you can sit and read, or chat with the resident pet rabbits, Moonstone, Flopsy and Cinnamon. .

The Hobbit House is generally available only for stays of 28 days or less. Please do not send a reservation request for a stay longer than that, unless you have communicated with me first and I've approved you to do so.

Please note the Hobbit House does not have a full private bathroom, only a half bath, so for bathing you would need to use one of the shared full baths in the main house, shared with other guests.

This house is very conveniently located in the Berkeley-Oakland border region 2 blocks from the South Berkeley (Ashby) BART station, the local subway. This allows you to travel to most any San Francisco Bay Area destination without a car. You can quickly arrive to downtown San Francisco within 30-45 minutes by BART.

Within walking distance of 5 blocks, you can find: several ethnic restaurants, 2 cafes, 2 bakeries, La Pena Latin American cultural center, Starry Plough Irish Pub, a low-fee acupuncture clinic, and Berkeley Bowl grocery store, with its celebrated enormous offering of fresh produce. THere is a weekly farmer's market just a few blocks away.
' Walk a little farther north, and within 30 minutes or 1 mile you will come to downtown Berkeley, and the University of California at Berkeley, movie theatres and many shops, restaurants, and other attractions such as bookstores, comics/games stores. (Downtown Berkeley is also just one BART stop away.) By walking East, you come to the attractive Elmwood avenue shopping area within ¾ mile, and its shops, restaurants, movie theatre and bookstore.

Walkscore gives my location a high score of 88 out of 100 for walkability: any higher a rating and you would have trouble finding a place to park. Speaking of parking, there is plenty 2-hr parking on my street, and there are smaller areas of unrestricted parking on my street and nearby.

This attractive Magical "Hobbit" house space available for you is the most private room I have available. Even though one can feel like being on a retreat in most any room in my house, the Magical Hobbit house room has the most retreat-like setting. It has a very unique charm, including knotty oak floor, three skylights, and several windows to look out at the honeysuckle tree and various parts of the backyard garden. The room features a full size bed with Nest Bedding "Alexander Signature" series mattress, (medium firm, with memory foam), table and chair, dresser, small closet, and shelves stocked with many interesting books for you to browse through. The room has no bedrooms adjacent to it, and the room adjacent to it I only use to store things and enter only briefly. This means that this will be the quietest room in the house in the sense of your privacy and not hearing other guests. Clean sheets and towels provided. The walls are an avocado color, and windows and doors have redwood trim. Be inspired by the art on the walls and in the windows, while you look out at birds and squirrels.

Please note that the Hobbit House is "almost" but not entirely a full unit: it has a private full kitchen but only a HALF bathroom. Thus for showering, you will need to share one of the two full baths in the main house, with other guests.

The Magical Hobbit house space also features other amenities which allow you to live fairly independently during the time you're here, such as a private half bathroom with toilet and sink, and a private kitchenette including refrigerator, stove/oven, microwave, toaster oven, coffeemaker, blender, sink and counter. You might hear or see myself or others in the backyard at times, though it is not typical for anyone to spend extended amounts of time there. The backyard is small but attractive, with a small pond and many fruit trees. Some guests will keep all Hobbit House curtains closed for privacy, but I suggest having them open at least some of the day, otherwise you can't see the garden, and the room is darker and less attractive.

Note also that due to proximity to the backyard, you may see or hear wild animals. It has been known for a raccoon mom and her kids to walk across the Hobbit House roof, or peer in at you through the skylight. You may see a beady eyed rat dash across the yard or the sound of a squirrel running across the roof or chattering in the tree, or view a pink opossum tail as the slow walking marsupial beastie scurries under a hiding spot. When windows are opened, it is possible for a spider or fly to come in the house. Once a small bird flew in when I had the door open. It gives me comfort that the Hobbit House is a natural place and not an hermetically sealed, sterile environment. If you are uncomfortable seeing or hearing wild animals, or if you are unable to remove a spider from a room by yourself, or swat a fly without help, this room would probably not be the best choice room for you. Other rooms in the house will give you more distance from urban critters.

The Hobbit House has an ethernet connection, and I pay for fast internet and unlimited data. There is wifi and laundry available on site.

Explanation of Limitations of a Budget Listing

In this listing as well as all my other listings, one of my primary goals is to keep prices LOW for those who appreciate budget accommodations. The nightly rate for the Hobbit House is about 30 to 50% less than you'd generally pay for something similar in this area and this rental market. The price you're paying to stay here is actually the same amount you'd pay to rent an EMPTY studio apartment (in this area's rental market), with no furniture, no appliances, no utilities, nothing at all.
So, guests have two options: either they adapt to the limitations of what I'm offering, based on an understanding of how little they are paying, or they want more than I can offer at this price, and find another place that offers more. You can't have both: meaning, pay a budget prices, but also get the same things you would get at higher priced listings.

I've found I need to be very clear about what guests cannot realistically expect at budget prices because I've had several guests coming with inappropriate expectations. One of the limitations is as regards cleaning. In this and all my listings, I cannot have the listings "professionally cleaned" between guests, because the cost of having professional cleaning would mean you'd be paying a cleaning fee of $100 to $200, rather than the $20-30 that I'm charging. Hence, I do all the cleaning myself rather than paying someone to do it.
I do the best I can, but I can't spend 4 hours cleaning the Hobbit House between guests, because then I'd have to charge a higher cleaning fee as well. Not being able to spend 4 hrs cleaning, means, for instance, that I cannot spend the time to take out every single dish, pot, utensil, container, etc, and carefully examine each to ensure they are sparkling clean. I cannot dust every one of the 100+ books in the space. I am not able to clean the inside of every cabinet, move every item of furniture, move the stove and refrigerator and clean behind and under those.
I do a "general cleaning" involving laundering all linens, wet-wiping down all counters, surfaces, stove, refrigerator, appliances, floors, windowsills, cabinets, shelves, vacuuming carpets, cleaning toilet and sinks, and dusting. If I missed something, please let me know and I'll come and correct the situation. Those who seek meticulous cleanliness should book elsewhere.

I am providing free water, electric, supplies, and free gas heat for up to about 8 to 10 hours a day, set at 68 degrees, which is the recommended "Energy Star" winter setting. Heat is set at a lower temp at night. This is generally enough for most people. If you are not comfortable with this and want more heat, you'll need to pay for it, as I cannot provide what ends up being up to $200 in additional heat, to you for free. For heat provided all day long from 7am to 10pm, the cost will be an additional $60 per month or $15 per week. For heat provided all night long as well, the cost will be an additional $110 a month, $27 per week. To raise the temperature on the thermostat to a higher setting than 68 degrees will also require an additional payment.

I clean common areas weekly. Apart from this, guests are required to clean up after themselves when using common areas, (see house rules for more info) so for Hobbit House guests this means you must clean up the common bathroom you use for bathing. This also means common areas in the main house are not likely to be "perfectly" clean, as multiple guests use them multiple times per day. If I were to clean these areas daily, or multiple times a day, I would have to charge a lot more than I do for all rooms.

I have a bicycle which is available for guest use with the payment of an additional security deposit to cover its potential loss.

Architecturally, the house is a colorful and playful house, where you won’t find white or “off white” rooms. The rooms have ten foot high ceilings and attractive moulding. All the original redwood moulding and redwood panel doors remain. The spacious kitchen is orange with a blue countertop and green tile floor, featuring an antique Wedgewood stove and basic staples for you to use for your cooking. Feel free to enjoy the fresh chicken/quail eggs I have placed in the kitchen, from my backyard flocks. In the kitchen I have also placed free maps which will help direct you to local attractions.

Also feel free to enjoy the backyard garden, perhaps visiting the rabbits, or sitting by the pond with running water. I try to create a magical environment here: those with eyes innocent enough might even be privileged to glimpse rare sights such as a fairy tucked inside a fern, or standing up inside a rabbit's ear.

Please read house rules before booking a reservation to make sure you will be comfortable with the setting. I ask that prospective guests fill out a complete profile, including photo, and verified email and phone number. Please tell me a little about yourself and the purpose of your visit to my area. This is not a hotel, it is a private home, and so I like to know a little about who will be staying at my house.

Parking: 2 hr parking on most streets in the area, but there are some sections of the street with unrestricted parking.

Prospective guests often ask about area safety. Guests have said that they felt quite safe in this area, and I can say that neither I nor any of my guests have ever been accosted/robbed in my neighborhood in the 9 years I've been here. Apart from these facts, I cannot answer general questions about "how safe" the area is, or "will I be safe doing X", any more than I could answer a question about how likely you are to get hit by a car when walking around my neighborhood. Safety is both subjective and relative, and is also dependent upon use of common sense, such as being observant of one's surroundings, and not walking down the street while talking on the phone and advertising one's expensive electronics. Robberies do occur around the Ashby BART area and throughout Oakland and Berkeley. No area is completely safe.
