Lago Vista is a 2,700 sq ft lakefront home that features 3 bedrooms, 3 full bathrooms, gas barbecue island, gas fire pit, outside dining, brand new small-sized saltwater pool & spa. The living room and all the bedrooms have smart TVs. The Master Suite has a King bed; Bedroom 2 has a king bed, bedroom 3 has two sets of bunks, twins over fulls. Pool table in the dining room that has a tabletop cover, large sectional sofa in the living room. This amazing home is lakeside in a gorgeous community nestled below the San Jacinto Mountains.

The Golf Club at Terra Lago presents 36 challenging holes, along with stunning views and a clubhouse for dining. The community is conveniently located close to casino nightlife; the Polo Grounds which features polo horse activities, Coachella Music Festival, Stagecoach Music Festival; La Quinta and Indio Arts Festivals; and minutes away from the Tennis Gardens in La Quinta. Also, enjoy shopping and dining at The Gardens on beautiful El Paseo. Twenty minutes from downtown Palm Springs. For outdoor enthusiasts, there are many hiking trails and horseback riding facilities located in the area.

SPACE
Bedroom 1: The spacious Master Suite features a King bed, flat-screen TV, walk-in closet, and two nightstands. There’s a bedroom window overlooking the 20-acre lake. The bathroom in the Master Suite is a full bathroom that features a large shower, soaking tub, and separate dual sinks.

Bedroom 2: Features two sets of bunk beds, twin over full (sleeps 6) TV and closet.
Bedroom 3: Features a King bed, TV 2 nightstands, TV, desk and a closet.


Bathroom 2 is a guest bathroom (toilet and sink) is downstairs.
Bathroom 3 is a full bathroom located upstairs near Bedrooms 2 and 3, which includes a shower/tub combo along with dual sinks.

Kitchen: Granite countertops, GE appliances (oven, dishwasher, and 4 burner gas stovetop). It is fully stocked with a coffee maker, toaster, blender, mixer, and spice rack. There are table settings and glassware available for 14 people. The dining table seats 8, the kitchen island seats 3 bar area seats 4.

Indoor amenities: Gas fireplace, air conditioning, and heating, flat-screen TV on the lower level. There are a washer and dryer in the laundry room, as well as an ironing board and iron. Linens and towels are provided.

Outdoor amenities: Brand new saltwater swimming pool and spa, outdoor dining for 6, fire pit, gas barbecue island. There’s a 2-car garage for indoor parking as well as 2 additional driveway parking spaces. Parking on the street is not allowed.

Guests will have access to the entire home on property and garage except for the downstairs coat closet.

Check with the property manager for access to the fitness center, billiard room, meeting room to host a club event, ballroom, table tennis, catering kitchen, outdoor pool/spa, as well as a wading pool. For long term guests only 30 days or more.

A private chef can be referred upon request ($70 per person for a 5-course dinner, $65 per person for a 4-course dinner).

All guests are required to sign a written rental agreement contract that will be provided by the owner before arrival.

In compliance with the City of Indio ORDINANCE NO. 1665 section 37.011 OPERATIONAL REQUIREMENTS AND PERFORMANCE STANDARDS ESTABLISHED; It is required that the primary overnight and daytime occupant of the short -term vacation rental to be an adult 21 years of age or older.

Once you arrive, please remove your shoes at the entrance. On the kitchen counter, you’ll find a tri-fold folder with all the community rules, house rules, check-in instructions, emergency numbers, Wi-Fi info. It is your responsibility to inform your guests of these rules and make sure they comply regardless if they are day/overnight guests of yours.

CHECK-IN TIME: 3:00 PM / CHECK-OUT TIME: 10:00 AM Standard check-in time is 3:00 PM on every reservation. An additional charge will be added for any non-approved late check-outs ($50 per hour).

Maximum Occupancy:
The maximum number of guests allowable to stay overnight is limited to 8 and or the number of guests stated at the time of the original inquiry/booking. At all times, if you plan on having visitors please notify the homeowner and discuss. We have the right to allow or nor not allow day visitors. If you are found having extra guests or found that you had an extra guest(s) who are not listed or haven’t it discussed it with the owner before your arrival or during your stay your stay will be terminated, you will be asked to leave immediately and your payment for your stay and deposit will not be refunded.

PARKING: There is no street parking allowed. Parking on the street will result in a parking ticket and additional fines. There is parking for 2 cars in the driveway and 2 spaces in the garage. All cars must first utilize the garage and driveway. If you park on the street without permission from the property manager, it is a $750 ticket per car per day.

EARLY DEPARTURE/EVICTION POLICY: NO REFUNDS for early departure and/or eviction in any circumstance.

LATE DEPARTURE WITHOUT APPROVAL: If you have not vacated the premises by 10:00 am without prior approval for a later check-out time, you will be charged $50 per hour.

POOL/SPA HEAT FEE: $50 per day. Long term guests inquire with the property manager. During the following festivals: (Coachella, Stagecoach, Desert Trip) the cleaning fee is $395, and the damage deposit is $2100. NO SUBLEASING!

NO SMOKING POLICY: All our properties are non-smoking. There will be an extra cleaning fee added if this rule is broken up to $2500. Smoking is permitted outside only with the kitchen door, and windows all closed.

NO PET(s) Policy. If you are found out that you brought a pet, your stay will be terminated, and you will be asked to leave immediately. It is solely your responsibility to inform any guest(s) visiting you at this property or staying with you of the pet rules before they arrive. A refund for your stay will not be issued and your deposit will not be refunded. If we find out after the fact, that you had a pet during your stay you will be charged $400 per animal per day and other fees for any services the owner may have incurred because of bringing your pet. Service dogs are welcome, there will be an extra $400-dollar cleaning fee & $200 refundable pet damage deposit added to your reservation and you will also still be responsible for any damages the service animal does during the duration of the stay. This also goes for any guests that you may have over that brings a service animal. Penal code 367.5 will be enforced.

DAMAGE DEPOSIT: $1200 - The guest doesn't pay the deposit when they make the reservation. Instead, the guest will be charged if a host claims their security deposit. *Damage to the property, items in or around property grounds and or furnishings; *Dirt or other mess requiring extra cleaning; or extra cleaning due to extra guests, and or cleaning, item(s) replacement do to pet(s) or pet damage *Any other cost incurred by Homeowner due to Guest’s stay *Property manager visit(s) *Having more guests than listed on the rental agreement

BELONGINGS: We are not responsible for any belongings left behind after departure no matter the value. Please make sure you check for all belongings before you depart the property.

TRASH - Bag all your trash and place it in the trash bins located on side of the house near the front door in the backyard. For your convenience, plastic trash bag liners are in the pantry. Please do not put boxes in the bins as they take up too much space, instead place them aside. Trash pickup day is every Tuesday morning around 7 AM. Place all trash inside the bins. Roll out service will roll out trash cans to the trash truck when they arrive. No need to take the bins to the curb.

NOISE DISTURBANCES - Please be respectful of all neighbors. Noise travels easily in the mountains & we require that our guests be respectful of the full-time residents that live nearby. Quiet time is from 10:00 pm - 8:00 am. If we receive any complaints, we will attempt to contact you once to request that you reduce the level of noise. If noise continues you may be asked to vacate the property without any refund. Guests are allowed to bring only ONE SPEAKER and it MUST be handheld and face towards the house, not out towards the lake. The lake amplifies sound and disrupts the peace of the residents. Please keep the music at a reasonable volume.

WEATHER CONDITIONS - Guests are responsible for checking driving and weather forecasts in preparation for desert conditions at various times of the year, including, but not limited to fog, wind, rain, storms, etc. We do not refund due to weather conditions, road closures, driver's abilities, or vehicle limitations.

PERSONAL BELONGINGS: We are not responsible for any personal belongings left behind no matter how valuable. If you leave something behind, we will not ship it to you unless you provide a label and mailing instructions along with providing insurance on any item that you want to be shipped back. We are not responsible for any item we ship to you that does not make it to its destination. The fee for shipping an item to you even if you provide a label is $50. Any item over 5lbs will have to be picked up by you.

LAKE RULES: No swimming in the lake, you will forfeit your stay if you do and you will not be refunded, and the number of funds already paid for your stay and you will be asked to leave.

THEFT OR DAMAGE - In the event of theft from or damage to the property caused during my stay, I authorize the owners upon inspection, to notify me and charge my credit card for up to $5,000 to cover repair or replacement of property.

DIRTY LINENS: Please gather all your towels and place them in the laundry and start a load if you can before leaving. We would appreciate it. BEDS: Do not make the beds, leave all beds as is. KITCHEN: Please do not leave dirty dishes in the sink or on the counter. Please rinse off the dishes, place them in the dishwasher, and start it. Any rinsed leftover dishes are to be left on the counter.

DOORS/WINDOWS: Please make sure all doors are locked before leaving.

THERMOSTAT: Please leave both thermostats set to 80 before your check-out.

RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT. Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All the homes are privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. If you leave any items behind, we will not be responsible for the item(s) and we will not responsible to ship them to you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
