Please note: We have ZERO tolerence for parties & as such this property is protected by MINUT SMART HOME NOISE MANAGEMENT. Minut smart home devices are installed to monitor sound levels, heat, humidity & smoke. We installed them to protect the neighbours of the property from any unapproved noise, parties or behaviour not in keeping with the peace and quiet residents enjoy. The Minut devices do not record or transmit sound or have a camera as part of it.

Located high above Burleigh beach the home is nestled into the national park of Burleigh Headland. Wake to the sounds of the surf coupled with the native Kookaburras & Whip birds.

This older style home has been thoughtfully renovated throughout to the highest quality and will leave you wanting for nothing. Built around the ethos of family living the property has multiple living areas over 2 levels with stunning north facing balconies off both levels providing the best of the indoor outdoor lifestyle Queensland is famous for.

This house ticks all the boxes of an amazing Gold Coast holiday home.

It must be noted due to its elevation & hillside position this home IS NOT SUITABLE for elderly guests or those with mobility issues.

Guests have access to the entire house and patio overlooking the Burleigh Heads Point.

About early check in - As we may have a guest the night before your check in day, the only way to guarantee an early check in is to book the previous night. If there is a guest the night before your stay we may provide earlier access however won't be able to advise until 24 hours prior to check in.

CHECKIN

We will meet you on check in.
The primary guest must be present & have government ID.

NOTE
3rd party checkins are not possible under any circumstances due to insurance obligations.

All guests staying must complete Airbnb id verification prior to checkin - no exceptions.

Check in documentation must be completed by the primary guest at checkin inclusive of acceptance of house rules, a copy of your identification provided and potentially a direct debit authority to cover additional property bond.
Failure to do so may result in booking termination.

TV & WIFI

Wifi is provided via Telstra prepaid service. Each guest receives 2GB of data upon checkin and once the data has been used you will be required to "sign in" to the network once again which will direct you the Telstra pre paid page where you can select and purchase the desired amount of data for the duration of your stay.

The is no "free to air" TV onsite. As such a Netflix account is already provided with no need for login.

NOISE

Within the property we have Minut smart property monitors, these measure sound levels & notify us if noise limits are breached. It doesn't record sound however it measures sound levels to ensure our no party or function rule is adhered to.

If noise limits (80db) are broken you are in breach of "House Rules" & your booking will be terminated in line with Airbnb policy with no refunds given.

After 8.30pm but before 11pm noise levels exceeding 80 decibels or above for a period longer than 8 minutes will result in you being notified immediately in writing. If you fail to respond & or fail significantly reduce noise levels your booking will be terminated in line with "house rules."

Examples of 80 decibels & above;
Garbage disposal, dishwasher, average factory, freight train (at 15 meters).  Car wash at 20 ft (89 dB); propeller plane flyover at 1000 ft (88 dB); diesel truck 40 mph at 50 ft (84 dB); diesel train at 45 mph at 100 ft (83 dB).  Food blender (88 dB); milling machine (85 dB); garbage disposal (80 dB).


ACCESS

The property is NOT SUITABLE for elderly or those with mobility issues.
The driveway is extremely steep and only suitable for 4wd vehicles which it is recommended reverse down the driveway.

The garage holds 2 cars behind a electric roller door. 2wd vehicles must be parked on street level where generally speaking there is sufficient car spaces as there is only 5 houses located on the quiet dead end street with no through traffic.

Other costs:

If you would like a check in time after 5pm or if you are over 30min late to a scheduled check in time we will charge $50 to cover staff & travel costs back to the property.

Parties and noise complaints - If we receive any complaints due to breaking one of the house rules especially parties or noise, you will incur a fine of $1000 and security may remove you from the premises without compensation.


PLEASE NOTE OCTOBER

We are improving access to the property and installing a new footpath extending from the streetside to the garage and as such access may be impeded. During this time parking will only be available streetside. Works will be undertaken from 7 am to 2.30pm
