Our 2 bedroom, 1 1/2 bath upstairs unit is perfect for your family getaway in California's healthy beach environment, any time of the year. Conveniently located just steps from the best beach in Newport, with restaurants, parks, coffee shop, mini mart and more, all within easy walking distance. Enjoy the clean ocean air and avoid the crowds in this secluded vacation sanctuary. Here's what you'll find:

LIVING/DINING AREA:
- Leather sectional sofa
- 1 side upholstered chair
- Cable TV
- Open floor plan with dining area and kitchen
- Dining table w/ seating for 6
- Sliding glass door opens to front balcony deck

KITCHEN:
- Breakfast bar w/ barstool seating for 2
- Fully stocked with dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.)

BEDROOMS:
- Master Bedroom: 1 King bed; en suite half bathroom; sliding glass door to private rear deck
- Bedroom #2: 1 Queen bed; sliding glass door to private rear deck
EXTRA SLEEPING ARRANGEMENTS: 2 twin trifold floor mats, with extra linens/pillows, are provided. (floor mats are better suited for children) Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements in advance to ensure delivery in time for your arrival.

- Master Bath: Half bath (toilet/sink)
- Hallway Bath: Tub/shower combo

OUTDOOR LIVING:
- Front balcony deck w/ seating; bbq; pull-down shade
- Private rear balcony deck w/ dining table for 4; side seating

- Wifi; 4 beach chairs; heating; tower fans; hair dryer; iron/ironing board; hardwood flooring throughout; ceiling fans throughout
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING

LAUNDRY: Shared laundry facilities located in attached garage

PARKING: 2 small designated spaces:
- 1 space in shared double car garage (mid-size only)
- 1 space in front of garage on driveway (compact only)
- Garage dimensions: 6'7" height clearance w/18' depth
- General free street parking in the area can also be utilized.

LOCATION: Just steps from the area's best beachfront, there is great surfing and lots of sea life on the nearby jetties. An easy stroll or bike ride to restaurants and shopping with fishing, boating and bike rental also within walking distance. Tennis, racquet ball and basketball courts nearby; 3 parks within walking distance. Easy day excursions to Disneyland/California Adventures, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! World class shopping at Fashion Island and South Coast Plaza only 10-15 minutes away!

LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! NOTE: The downstairs 3 bedroom/2 bath accommodation (Unit A - sleeps 8) can also be rented simultaneously, when available, to accommodate a maximum of 14 total guests on the whole property. See separate listing or contact our office for more details.

NOTE: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
