Thorough cleaning and disinfection of high-touch surfaces occurs between guests. I live in this apartment and the guest bedroom is right next to mine. Expectations of privacy should be adjusted accordingly.

You will have access to your room, the bathroom and the kitchen (no cooking, see “House Rules”). Help yourselves to anything you find in the bathroom. When I'm home, I spend most of my time in the common spaces. Your use of these spaces should be task-oriented and brief, since they are too small to share for more than a few moments.

PARKING: The listing says “free parking on premises”, which is the most accurate of the limited options provided by AirBnB for devising a listing. There is no dedicated spot for guests, but the free, abundant and always available on-street options listed below provide equivalent convenience in most situations.

a) SOMETIMES FREE: Ideal for overnight parking, the diagonal parking spots at my doorstep are free from Monday - Saturday between 6:00pm - 9:00am and all day Sunday.

b) ALWAYS FREE: All-day and overnight parking abounds on the streets (1-minute walk) listed below.

i. Judith Dr, between Northridge Ave and Lankin Blvd.
ii. Coxwell Blvd (NOT Coxwell Ave), between Barbara Crescent and Taylor Dr.
iii. Durant Ave, between Judith Dr and Plains Rd.

1. On average, I’m with my partner at his place half the time. The other half, he’s here with me. I can’t tell you which of those scenarios will be in effect during your stay because I don’t know in advance.
2. While I provide a quiet environment at night (10pm - 9am), there will likely be cooking/cleaning/conversation noises during the day. If you are a light sleeper and need to sleep during the day, then this place is not for you.
3. In winter, the temperature in your room will vary from 20 degrees Celcius to 22. The heater is not strong enough to provide higher temperatures than that.

The apartment is conveniently located in Olde East York Village, a commercial segment of Coxwell Avenue (near the corner of O’Connor). There are lots of restaurants and convenience stores on the strip, as well as a liquor store and bank machines. My area is NOT downtown and there are no tourist attractions within walking distance. Check the listing photos for distances to popular locations.

I prefer to keep interactions with guests to a minimum because I'm generally quite busy. I cannot say whether I’ll be available to greet you on arrival. We might not meet at all or you might find that I’m constantly home.

COVID-19: Please note that this listing is for a “private room”, not “half an apartment”. Your room should be your home base, in order to facilitate social distancing. When I’m home, I spend the majority of my time in the common spaces. You also have access to these spaces for accomplishing whatever tasks you need, but this should not be where you hang out, as there is not enough space for both/all of us.
