The condo is fully stocked with all the comforts of home plus many items you have never even thought about. The condo has a full size washer, dryer, dishwasher, iron, ironing board, hair dryer and a full suite of kitchen appliances. Nightly rate includes tax of 14.916%

This is a huge studio apartment right on the ocean. It has a large room for the king size bed and also a large living room with a full size sofa. Please see the photos.

Their are two taxes charged in Hawaii for accommodations (general excise tax and transient accommodation tax. Our tax ID numbers for these are GE=149-112-6272-01 and TA-149-112-6272-01.
Please note that their is a two page rental agreement that guests will need to agree to when making your booking and staying at the condo. Guests will need to provide their full name, address, phone and email details. The guests will also be provided with my details. Listed below are the provisions of the contract.

l. AGREEMENT: The owner and Tenant agree as follows: Tenant is an adult and will be an occupant of the unit during the entire reserved period. Other occupants will be family members or friends.

2. OCCUPANCY: Tenant agrees to keep the property in a clean and orderly manner and that the property is returned in the same condition as when occupancy commenced and all terms of this agreement are met. Tenant is liable for replacements and repairs that are outside what is considered normal fair wear and tear.

3. KEYS: There is a lock box outside the condo and tenant will be provided with the lock box code once final payment has been made. Fee for a lost pool key is $100.00.

4. CLEANING: The unit will be cleaned after your departure. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure that dishes are washed and put away, removal of all trash and recyclables and the unit is generally picked up.

5. INTERNET: There is high speed internet and wireless in the condo from Spectrum Cable. The cable is located on the desk in the living room. There are also numerous wifi connections throughout the complex.

6. WHAT WE SUPPLY: The unit is equipped and set up as a fully furnished property that includes bedspreads, linens, blanket, pillows, bath towels, hand towels, wash cloths and a fully equipped kitchen.

7. TENANTS LIABILITY: Tenant agrees to accept liability for any damages caused to the unit (other than normal wear and tear) by Tenant or Tenant’s guests, including, but not limited to, misuse of appliances, and/or equipment furnished. By signing this agreement, Tenant agrees to reimburse owners for costs incurred to repair/replace damaged items.

8. SLEEPING CAPACITY/DISTURBANCES: Tenants and all other occupants will be required to vacate the unit and forfeit the rental fee and security deposit for any of the following:

A. Occupancy exceeding the sleeping capacity stated on the reservation confirmation.
B. Using the unit for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
C. Illegal substances are strictly prohibited in the condo and the property grounds.
D. Causing damage to the unit or to any of the neighboring properties.
E. Any other acts which interfere with the neighbors’ right to quiet enjoyment of their property.
F. Smoking in the unit or on the Lanai.

9. HOLD HARMLESS: Owners do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any defects or stoppage in supply of water, gas, electricity or plumbing. Nor will Owner accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond his control.

10. POOL/JACUZZI: Tenant hereby acknowledges, as the undersigned, and is fully aware that the Pool area can be dangerous, that the pavement can be slippery and wet, and that injury is likely to occur to any one that is not careful. The undersigned accepts and assumes all risks involved in or related to the use of the Pool and Jacuzzi.

11. FORCE MAJEURE. There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.

12. ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in conjunction with the occupancy of the unit and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties of this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

13. MEANS OF PAYMENT: Payment will be made via AirBnB.

REMEMBER THAT YOU ARE RENTING A PRIVATE CONDOMIMUIM PLEASE TREAT IT WITH THE SAME RESPECT YOU WOULD LIKE SHOWN TO YOUR OWN HOME.

The neighborhood is fantastic. The condo complex sits on world famous Alii Drive, home to the Kona International Ironman Championship race and numerous other races. Alii Drive is perfect for walking, running, biking and sight seeing.

Please note that we permit instant bookings. However, if a guest refuses to provide their last name, or refuses to sign the rental agreement which are basically the house rules, then we will be forced to cancel the booking. We have only had to cancel once. A guest refused to provide their last name, refused to sign the rental agreement. This was a big red flag for us. We appreciate your understanding and cooperation.
