On December 7, 2017, Toronto City Council approved the regulation of short-term rentals in Toronto.

Certain sections of the regulations are currently being appealed to the Local Planning Appeal Tribunal (LPAT) of Environment & Land Tribunals Ontario (ELTO). As a result of these appeals, the implementation of the new regulations has been delayed until a ruling has been made. We will update this page with information on a new implementation date once it has been confirmed. The following are key points of the new regulations. We encourage hosts to review and be prepared to abide by these regulations once they are implemented.
- Short-term rentals (28 days or less) are permitted across the City of Toronto in all housing types
- People can host short-term rentals in their principal residence only - both homeowners and tenants can participate
- People can rent up to three bedrooms or an entire residence
- People who live in secondary suites can also participate, as long as the secondary suite is their principal residence
- An entire home can be rented as a short-term rental if the owner/tenant is away to a maximum of 180 nights per year
- People who rent their homes short-term must register with the City of Toronto and pay $50. One registration number will apply to all listing associated with that address
- Upon registration, hosts will be required to provide their name, contact information (phone and email), address and government-issued identification of a type that demonstrates compliance with the principal residence requirement, to be determined by the Executive Director, Municipal Licensing and Standards
- Hosts must provide emergency contact information (someone who is reachable during the guest’s stay) to all guests
- Hosts must provide guests with a diagram of all exits from the building and 911 emergency contact information
- Upon subsequent annual registration, short-term rental operators will be required to provide the City of Toronto with the number of nights that their short-term rental was rented for the previous year for review by the City
